Dubai Hills Estate has recorded one of its most significant land transactions after a 41,345-square-foot residential plot sold for Dh100 million.
DUBAI, September 18, 2026 — A residential plot in the Hills View enclave of Dubai Hills Estate has been sold for Dh100 million, setting a record for the community’s most expensive single-plot residential land transaction, according to the Dubai Land Department.
The 41,345-square-foot plot is located in an exclusive section featuring just 74 mansion sites and offers unobstructed views of the community’s championship golf course.
The transaction is only the second deal in Dubai Hills Estate this year to reach the Dh100 million mark, highlighting the limited availability of large, premium residential plots in the development.
Wael Abdul Malak, Partner at Wealth House, represented the seller, while Kais Khan, Senior Consultant at haus&haus, represented the buyer.
Abdul Malak said the transaction reflected the continued strength of Dubai’s luxury property market and the demand for premium residential opportunities.
Khan said the sale demonstrated continued interest from high-net-worth buyers in Dubai, particularly in properties offering golf-course views and limited availability.
“Demand for golf course-facing properties has never been stronger,” Khan said, adding that the transaction reinforced Dubai Hills Estate’s position among Dubai’s leading luxury residential communities.
The sale comes as demand for high-end properties in Dubai remains focused on master-planned communities with established amenities, limited land supply and premium locations.
Dubai Hills Estate, developed through a joint venture between Emaar Properties and Meraas, features an 18-hole championship golf course, residential villa communities and a range of lifestyle and retail facilities.
The latest transaction further highlights the premium being placed on scarce, large-scale residential plots within Dubai’s luxury property market.
