Landlords warned against using deceptive practices to evict tenants for financial gain

Dubai: The Dubai Rental Disputes Center has issued a landmark judgment, ordering a landlord to pay Dh700,000 in compensation to a tenant after it was found that the landlord had manipulated legal procedures to wrongfully evict the tenant. The compensation amount is equal to three years of annual rent.

The case involved a European tenant who had fully paid the annual rent for the 2023-2024 lease period to the original property owner. However, after the villa was sold to a new landlord, the new owner falsely claimed the rent had not been paid and filed a legal case seeking the tenant’s eviction.

In a controversial move, the new landlord deliberately provided an incorrect email address for the tenant when initiating the legal proceedings. This prevented the tenant from receiving court notifications, and as a result, the tenant was unaware of the case and was issued a default judgment for eviction and rent arrears.

Enforcement

After the initial ruling, the landlord proceeded with enforcement actions, including changing the villa’s locks, removing all furniture, and even requesting the court to impose travel bans and financial restrictions on the tenant. Upon returning from his annual vacation, the tenant was shocked to find himself locked out of his own home, completely unaware of the legal case against him.
After discovering the legal actions taken against him, the tenant sought legal advice and was able to prove the landlord’s misconduct. Following a thorough investigation, the Rental Disputes Center overturned the eviction order and annulled all related enforcement actions.

Compensation

In addition to reclaiming his right to the property, the tenant filed a lawsuit seeking compensation for damages caused by the unlawful eviction. The Rental Disputes Center evaluated the tenant’s financial losses, legal expenses, hotel accommodation costs, and emotional distress.

Finally, the court ruled in favour of the tenant, ordering the landlord to pay Dh700,000 in damages and reinstating the tenant’s rights to the villa.

Avoid deceptive practices

Judge Abdul Qader Mousa Mohammed, Chairman of the Dubai Rental Disputes Center, reaffirmed the center’s commitment to protecting the rights of both landlords and tenants, ensuring stability in rental agreements, and preventing the misuse of legal procedures. He warned landlords against engaging in deceptive practices to unjustly evict tenants for financial gain, noting that such actions could lead to significant legal and financial repercussions.

Judge Mohammed also urged tenants to honour their rental payment obligations and take appropriate legal action if landlords refuse to accept payments. He also stressed on the importance of maintaining documented communication through official channels, as these records are essential in resolving disputes.

Golf reimagined: TGL circuit backed by Woods and McIlroy tees off
Miami: Tiger Woods and Rory McIlroy unveil their futuristic Tomorrow’s Golf League on Tuesday, hoping the tech-infused competition will capture the imagination of tour pros and a new global fan base.

“This is what we’ve been shooting for,” 15-time major champion Woods said last month as he looked forward to the competition debut, which was delayed by a year after a roof collapse at the SoFi Center venue in Palm Beach Gardens, Florida.

“We’re trying to bring a new demographic to this game of golf, and it’s going to be exciting,” Woods said, adding he was “blown away at the amount of moving parts there is to this.

“As a showcase, it’s going to be unbelievable on TV,” Woods said. “I hope that we can invigorate the game because it definitely needs it right now.”

McIlroy, speaking to TGL’s US broadcaster ESPN, called the venture “golf, but reimagined”.

“Sort of trying to take golf into the 21st century,” McIlroy said. “We have teams. Obviously there’s a lot of technology involved, trying to bring it into the digital era.

“A lot of things that we’ve taken from other sports, like a shot clock, a timeout, things that you don’t see in regular golf … trying to appeal to that bigger sports audience out there.”

It’s no accident that the league, which will feature 24 US PGA Tour players divided into six teams competing once a week over several months, was announced as the game grappled with the global rift between the upstart LIV Golf circuit and the established US and European tours.

While the rhetoric has calmed, plans to actually bring the warring factions back together remain stalled.

Woods and McIlroy, along with ESPN, British broadcaster Sky Sports and a string of heavyweight investors are hoping the combination of golf skill and technical innovation on display will prove a winning combination for fans.

Fun fan experience
The 250,000 square-foot SoFi Center arena, with a seating capacity of 1,500, will feature a raft of innovations. Players will hit into a massive simulator screen from areas of actual mown grass, rough or even sand.

A short game area that transforms between holes can rotate the green to change approach angles and alter its topography.

“The rotating green blew me away,” Woods said. “I think it’s going to be a lot of fun for not just us but also for the fan experience.”

Each four-man team will select three players to compete per match. All three will team for nine holes of alternate shot, followed by six holes of singles with each golfer playing two holes.

Four teams advance to the playoffs with a title series in March. The winning team earns $9 million.

Tuesday’s opener will feature Rickie Fowler, Matt Fitzpatrick and Xander Schauffele of the New York Golf Club taking on Shane Lowry, Wyndham Clark and Ludvig Aberg of the Bay Golf Club.

Woods’s Jupiter Links team is slated for action against Los Angeles Golf Club in week two.

Clark, the 2023 US Open champion, said the fast-paced format — designed to have the matches finish in two hours — could be a drawing card to new fans and the indoor venue will make players seem more accessible.

“The challenge with golf is that people are farther away, but this is really intimate,” he said.

“People are going to see our personalities.”

Dubai Desert Classic 2025 launches spectator Step Fore It challenge
The Hero Dubai Desert Classic 2025 is celebrating the wide-reaching health and wellness benefits of golf for both spectators and players with the launch of Step Fore It, an exciting new initiative that will challenge tournament visitors to rack up as many steps as possible throughout the event – with prizes for those topping the leaderboard.

Step Fore It aims to highlight the powerful physical and mental health benefits of being both a golf spectator and player amongst visitors to the tournament, which will return to the city from Thursday, January 16 to Sunday, January 19 for its 36th edition.

The healthy spectator stats that inspired Step Fore It
Research shows that golf spectators average over 11,500 steps per day at events, offering a unique combination of physical activity, outdoor enjoyment, and social interaction. In a world grappling with the health risks of inactivity, golf provides a fun, accessible way to get moving. Each year, over 10 million people attend golf tournaments, collectively walking millions of steps. At The 152nd Open over 168 million steps were taken by spectators across Royal Troon whilst at events like the Schengen Open, spectators walked the equivalent of the Great Wall of China, and Ryder Cup fans covered four times the globe’s circumference.

Step Fore It
Step Fore It was conceptualised by the Hero Dubai Desert Classic as part of The R&A’s Golf Is Good campaign supported by the Emirates Golf Federation. Designed to encourage spectators of all ages to embrace an active lifestyle, this initiative encourages audiences to get moving while enjoying the tournament. Whether it’s strolling between holes or taking in the action at key viewing spots – every step will count.

Participants can register upon entry by signing up at a designated counter in Tournament Town from 10am daily. They can track their steps throughout the day and submit their final count by 6pm on Thursday to Saturday or by 4pm on Sunday. Each day, the top three participants with the highest step counts will win exclusive prizes.

Simon Corkill, Executive Tournament Director, stated: “Introducing the Step Fore It Challenge at the Hero Dubai Desert Classic marks a significant milestone in the tournament’s dedication to promoting health and wellness. This initiative aims to raise awareness about the holistic physical and mental benefits of both playing and spectating golf. We look forward to welcoming visitors to join in this exciting challenge and engage in some healthy competition as they strive to top the leaderboards.”

Swing into health – the physical benefits of playing golf
As well as being a healthy sport for spectators, golf is one of the healthiest sports to play, with regular golfers enjoying a longer-then-average life span. Research commissioned by The R&A has shown that playing a round of golf offers a unique combination of health benefits thanks to moderate, long-duration physical activity. Golfers who walk the courses, which can be up to eight miles, can rack up to 17,000 steps and burn up to 1,200 calories over 18 holes. Even those using a golf cart gain health benefits, covering up to 6,000 steps and four miles per round, burning an average of 600 calories.

Regular play contributes to improved overall health, reducing the risk of chronic conditions like hip fractures, diabetes, cardiovascular disease, strokes, and certain cancers. Additionally, the increased physical activity has a positive impact on mental well-being.

Phil Anderton, Chief Development Officer at The R&A said: “Research commission by The R&A clearly demonstrates there are significant physical and mental health benefits gained by playing golf and spectating at championships. As an industry we must work together on initiatives, like the Step Fore It Challenge, that position golf as a moderate intensity sport that can be accessed and enjoyed by everyone. Since 2022 and the introduction of The R&A’s Golf Is Good campaign the association between golf and health has risen by eight per cent which has led to more people playing golf, more often. I hope the fans at the Hero Dubai Desert Classic enjoy watching the top golf on display but also feel the immediate impact of being active.”

Player Mental Fitness & Recovery Zone returns for second year
In addition to the Step Fore It spectator initiative, the Hero Dubai Desert Classic will once again feature the innovative Mental Fitness & Recovery Zone for the 2025 edition. As one of the first tournaments in the world to introduce such a facility, it continues to set a new standard by prioritising health and wellness in professional golf. After a successful launch in 2024, the Zone is designed to support players’ mental and physical well-being, providing a dedicated space to manage stress, enhance focus, and maintain peak performance levels.

Located within SENSASIA Urban Spa at Emirates Golf Club, the Zone offers a range of services including mental fitness training, sleep chambers, mindfulness sessions, and nourishing brain-boosting foods. Players can also experience virtual reality for visualization, along with one-on-one consultations with mental health professionals.

Captain Rose gears up for Team Cup challenge
Justin Rose says he will learn more than any of his GB&I side at next month’s Team Cup in Abu Dhabi, as the Englishman prepares to captain a team for the first time in his professional career.

Rose will act as a Playing Captain for the Great Britain & Ireland team in the second edition of the competition, a three-day match-play contest against Francesco Molinari’s Continental Europe side. The event serves as a key warm-up to help DP World Tour stars prepare for the 2025 Ryder Cup, which will be held at Bethpage Black in New York next September.

“This is obviously the first opportunity for me to captain a team,” said Rose.

“It’s going to be an awesome experience. Everyone’s going to want to win, but I think it’s going to be about creating the camaraderie and creating that environment just to free everybody up, so they can get the best out of themselves.

“That’s something that works for me, so I’m going to try and at least take a little bit of, I think, what works for me preparation-wise and blend that into the team.

“But you’ve got to realise that you’re dealing with a bunch of different characters, so I think for me, it’s going to be the biggest learning curve for anybody – I’m going to learn the most out of this week, rather than any other players.”

While this marks Rose’s first stint as a team captain, he is no stranger to playing a leadership role within Team Europe’s Ryder Cup dressing room.

The 2013 U.S. Open champion has played in six editions of the biennial contest and was the oldest member of Team Europe at last year’s Ryder Cup at Marco Simone Golf & Country Club in Rome, where he contributed 1.5 points to help Luke Donald’s side reclaim the trophy.

“I think I will be the oldest player playing on the team, so that generally comes with a bit of experience,” he added.

“You don’t want to sort of overpower the team either, you know, because everybody’s in that team for a good reason. They’ve got their own attributes, so you can’t make everybody do it the same way – it’s going to be about learning the team quite quickly and learning their characters.

“That role has already started, to be honest with you. These weeks we are out on Tour together – they are valuable weeks just to start to spend a little bit of time with the lads, so it’s not just ‘okay, what do we do now, now it’s January, so let’s figure this out.’”

Earlier this year, Tommy Fleetwood, last year’s GB&I Captain at the Team Cup, told Gulf News the concept of reintroducing a Ryder Cup warm-up event – reminiscent of the Seve Trophy, held by the DP World Tour from 2000 to 2013 – emerged after Europe’s heavy defeat at the 2021 Ryder Cup at Whistling Straits. Determined to bounce back stronger, players and leadership sought ways to better prepare for future contests.

With the new competition helping Europe regain victory in the Eternal City, Rose believes next month’s event will provide the perfect springboard to build camaraderie and identify potential Ryder Cup pairings.

But don’t be fooled into thinking there won’t be a competitive edge.

“I think this event is huge in terms of overall camaraderie,” he said.

“Of course, we want to beat the European team, and they’ll be looking at us and thinking the same, so there will be a bit of needle. But I think we all understand the Ryder Cup is even bigger.

“I don’t think anything will get in the way of that. I think we all realise that it’s a great opportunity for Luke to kind of have an umbrella view of what’s going on and start to see some chemistry and camaraderie between potential pairings, but collectively, who thrives in this environment, you know, whether it’s on the European side or the GB&A side.

“From a Team Europe point of view, that’s a huge opportunity to get some data on guys.”

Dubai’s Thomas secures Korn Ferry status
Dubai-born Rayhan Thomas has earned a spot on the Korn Ferry Tour for 2025, following an impressive performance at the Final Stage of the PGA Tour Qualifying School presented by Korn Ferry in Florida.

The 26-year-old, who turned professional earlier this year after graduating from Oklahoma State University, posted rounds of 70, 72, 71, and 68 to finish one-over-par in a tie for 26th.

The tournament was held across two prestigious courses in Ponte Vedra, Florida, with competitors playing 36 holes at both Sawgrass Country Club and TPC Sawgrass, Dye’s Valley.

Thomas’s strong showing secured him at least 12 starts on the Korn Ferry Tour, the official pathway to the PGA Tour in the United States.

“Today was my best round of the week, I played really solid,” said Thomas.

“It was a pretty steady round, I felt I was unwavering with my game, for the most part. I was not stressed out at all and felt in my comfort zone. I felt I had fun all week.

“I am so excited and, I understand, this will give me a guaranteed minimum of 12 Korn Ferry Tour starts for 2025

“I will now come home to Dubai to chill out with my family and friends for Christmas and then head back to the US at the start of January to begin my Korn Ferry Tour 2025 season and career. I am pleased with how the week rolled out and I cannot wait to get started in a few weeks.”

PGA Tour status confirmed
Lanto Griffin earned medalist honors at the event, shooting a final-round 63 at TPC Sawgrass’ Dye’s Valley Course to win by three stroke to claim on of the six PGA Tour cards on offer.

Hayden Buckley, Takumi Kanaya, Alejandro Tosti and will Chandler also secured status on the PGA Tour for 2025 after finishing inside the top five and ties.

Ford secures exemption into 2025 Hero Dubai Desert Classic
North Carolina senior David Ford finished the U.S. college golf fall season as the No. 1 player in the PGA TOUR University Ranking and has earned an exemption into the DP World Tour’s Hero Dubai Desert Classic set to take place at Emirates Golf Club, January 16-19, 2025.

Ford’s debut at the ‘Major of the Middle East’ will mark the fourth consecutive year that the top-ranked player, as of November 27, has been invited to compete in the prestigious Rolex Series event, which will celebrate its 36th edition next year.

“I am honoured and humbled to receive this opportunity to play in my first DP World Tour event at the Hero Dubai Desert Classic in January,” said Ford.

“Thank you to the Hero Dubai Desert Classic, DP World Tour, and PGA TOUR University for the chance to compete alongside the top talents in the world and further develop my game.”

Ford took hold of the No. 1 spot after his victory at The Williams Cup in October. He became the third player this season to sit atop the ranking, marking the first time in the five-year history of PGA TOUR University that there have been more than two different No. 1 players in the same season.

Ford passed previous No. 1s Preston Summerhays (Arizona State) and Brendan Valdes (Auburn) to secure his first DP World Tour start.

Ford’s PGA TOUR University record is reflective of his No. 1 position – four top-10s in his last four starts, including back-to-back victories at the Ben Hogan Collegiate Invitational and The Williams Cup.

As a result of his victory at the Ben Hogan Collegiate Invitational, Ford earned an exemption into the 2025 Charles Schwab Challenge. In addition to his recent collegiate success, Ford has appeared in three PGA TOUR events and notched his best finish at the Barbasol Championship in 2023 (T58).

Further highlighting his resume is the 2023 Walker Cup at the Old Course at St Andrews in Scotland, where he represented the victorious United States team. Currently No. 6 in the World Amateur Golf Ranking, Ford also represented the United States at the 2023 Eisenhower Trophy in Abu Dhabi and back-to-back appearances in the Arnold Palmer Cup (2023, 2024).

“We’re thrilled to welcome David to the 2025 Hero Dubai Desert Classic, continuing our proud tradition of giving elite amateurs the chance to compete in a top-tier event early in their careers,” said Simon Corkill, Executive Tournament Director of the Hero Dubai Desert Classic.

“I had the pleasure of watching David at the 2023 Eisenhower Trophy in Abu Dhabi, and I was thoroughly impressed. His sublime closing round of eight-under-par 64 played a crucial role in securing an 11-stroke victory for the U.S. team.

“The entire team at the Hero Dubai Desert Classic is excited to see him in action once again as he takes on the Majlis Course alongside a stellar field, including our four-time champion Rory McIlroy.”

Past participants in the Hero Dubai Desert Classic include former PGA TOUR University No. 1 finishers Ludvig Åberg (2023) and Michael Thorbjornsen (2024). Åberg finished T70 in 2023 and went onto become the first No. 1 finisher in PGA TOUR University to earn direct access to the PGA TOUR.

Since then, Åberg has won on the DP World Tour in Switzerland and the PGA Tour’s RSM Classic and earned a Ryder Cup Captain’s Pick in his first professional season.

Thorbjornsen made two starts at the Hero Dubai Desert Classic as an amateur (T20/2023, T11/2024), and has finished inside the top 10 three times in 11 PGA TOUR starts since turning pro in June.
